MODEL APARTMENT READY
The Manor is being given a new roof, trees in the park have been doctored or replaced with new ones, the pond is being cleaned, and it's hard not to notice the two apartment buildings that have been erected in the park. Mrs. Andrea Straube of Bozner has shared with us what KAJETANKA is up to in the near future.
Two of the apartment buildings of the KAJETANKA project are complete now, and interior works are underway. The construction is about halfway through; how do you judge the demand for the apartments?
We knew right from the start that our project would sell a bit differently than the other new flats in Prague . After all, it is an exclusive location and luxury type of housing . I wouldn't even call KAJETANKA a developer project ; we tend to prefer the term luxury residence. Some of our competitors didn't understand why we were beginning while crisis was culminating, but we are now about halfway through with the construction and about 60 percent of the apartments have been sold. Which is a very pleasing result under the current circumstances. We handle everything individually with each client. You can't do otherwise in this housing category. Each client wishes to adjust the flat to suit their taste, which is so-called client modifications are inevitable. But it is a fact that relatively a lot can be changed in this stage.
Many people interested in getting a new home are now a bit doubtful and prefer to want for a project to become more concrete and likely to be completed. When do you thing is the right time for a binding purchase negotiation without the risk of excessive additional fees for individual changes?
That's always very specific, but the Czech real estate market is undergoing massive changes. I think our company has proven well enough that everything that's planned is progressively implemented. Whether you speak of the apartment buildings as such of the park revitalization or the manor renovation. At the moment, those interested may have a better sense of certainty because they can see two nearly completed buildings, in which some individual changes are still possible. That will take about three months. After that, client changes will of course still be possible, but the costs incurred due to them will have to be considered. Moreover, spring is also the perfect time to visit our client centre or view the actual apartments.
What do your clients most appreciate when negotiating the purchase?
It is certainly the detailed model visualizing the final appearance of the project, the thoroughness with which we approach each modification, and of course the fact that we are now finishing the model apartment on one of the buildings. The chance to view the actual building , tour your future flat and see the views out of the windows, is priceless. No model can do that for you. Another thing is the technical supervisor, who very thoroughly checks all that is done. The future owners can thus be one hundred per cent sure that they will buy a quality project.
Is there something you have struggled with lately?
No construction project is flawless, but I must affirm that Metrostav approaches the execution with great care. Recently, for example, we have had to remove and refit some facade elements that didn't live up to our requirements. But that was a material flaw, and we are happy that the technical supervisor detected it meaning he is doing his job well.
Have you had an unusual request since you started selling?
To be honest, we were surprised by the demand for the penthouses, i.e., flats on the top floors, which are huge as they are; there was a request to merge two into one. We haven't reached a final decision with the client yet, but we regard even such unconventional solutions with favour. Although we received a lot of interest in our Penthouses in the past, we only just decided to release them for sale now. Their sizes are impressive; the floorage of each flat exceeds 400m2 and the terraces occupy another 160m2. Every PENTHOUSE has a private entrance or, more precisely, an elevator that will rake the owner definitely appreciate the garage directly into the apartment. The future owners definitely appreciate the park, the location, and the certain genius loci.
